Ambitious! Celebration is very interesting and very successful. How this one does remains to be seen. I see two issues - the first is that there’s really no work within about 50 miles and traffic on I-10, the only way in and out, is already gridlocked during winter rush hour. Celebration has a lot of working families, PS is pretty much a winter resort. Second issue is that PS is nearly uninhabitable in the summer. 120 - 125 is not unheard of and it doesn’t cool off much at night. Very cool. Let’s see how it goes.

As for the clubhouse, that flying wing roof has been done by Albert Frey - in 1965 as an Enco gas station on the main road in to town. It’s now the Palm Springs visitor center. Given the winds that whip through that area it’s amazing it’s still standing.
