Don't know for sure. It seems like the downspouts all go into underground pipes and there is a like foot-wide gravel section that runs the whole length of the house against the foundation so my guess is there is a French drain down there. Where it actually drains to I don't know. Hoping the home inspector can enlighten me a bit. There is a sump pump inside the house in the corner that is aligned with those stairs so I guess anything that escapes the outside French drain get caught by the sump pump. I suspect there is also an internal French drain around the perimeter of the basement because there is a clean out in the floor of the basement bedroom closet. I looked all over the basement for evidence of flooding and there doesn't seem to be any so whatever drainage they have must be pretty good. Perhaps the home inspector will find something I did not catch. The whole town is notorious for wet basements-- the house that she is in now had about 3 in of water in the basement a couple weeks ago -- so I was really concerned when she wanted to rent a house that had living space in the basement but it does seem like they figured out a way to keep it dry. | |||
