good advice, Lisa.

we aren't having the problems of jacked up rates or being dropped in our area, but definitely something to consider in some parts of the country.

SK, i still think you should consult with a good *independent* insurance agent before you make a final decision. they also can tell you things like how the company handles claims, increases, etc. And they may be able to find you better rates than you can on your own.

Also worth keeping in mind that an agent is a salesperson who gets a commission from the company you end up getting a policy with. Not all companies compensate equally. discussions on insurance agent forums are very interesting in this regard.

I was leaning away from the $5000 deductible, but now I'm leaning back towards it.

Pique, I did contact an independent agent and he still couldn't get me better than SF with anything that my mortgage lender would accept. (long story but he put together a package where the dwelling coverage is lower than the purchase price and he had an explanation for why that was ok, but my lender won't take it.)

I probably should contact a few more but I'm getting really tired and at this point I think it might only be the difference of a few bucks a month...

We're meeting with our SF agent next week (actually a new SF agent, we're not impressed with the one who inherited our account when our previous agent retired), and one of the things we plan to do is raise our homeowners deductible because we know we won't be filing a claim if it's less than $5000.
